Cost of Living in Lubbock, TX: What It Actually Costs to Live Here
Lubbock's cost of living runs roughly 10 percent below the national average, with a median home list price around $238,000 and rent averaging somewhere near $1,000 a month. Texas has no state income tax. But property taxes here run between 2.1 and 2.6 percent of your home's value depending on where you land, and that number catches almost everybody off guard.
That last part is the whole story and it's the part most cost of living guides skip. I'm Justin Lowrey with The Lowrey Group, I sell real estate in Lubbock, and this is the honest math on what it costs to live here.
What is the cost of living index in Lubbock?
The Council for Community and Economic Research puts Lubbock's index at about 90 against a national baseline of 100, meaning roughly 10 percent cheaper than the country overall.
You'll find other numbers if you go looking. Some sources say 4 percent below. Others say 19 percent below. They're measuring different baskets of goods in different years and none of them are lying, they just disagree. The direction is what matters and every source agrees on the direction.
Salary.com pegs monthly costs at about $2,258 for a single person and $4,971 for a family of four in 2026. Median household income in Lubbock sits around $60,895.
How much does housing cost in Lubbock?
Housing is where the savings actually live. Everything else here lands much closer to national average than people expect.
As of August 2026 there are 1,434 active listings across Lubbock with a median list price around $238,000. At that number you're typically getting three bedrooms and somewhere between 1,500 and 2,100 square feet.
Compare that to the Texas median or to what the same house costs in Austin, Dallas, or Denver and the gap is enormous. This is the single biggest financial reason people relocate here.
What about property taxes?
Here's the part that surprises people, and I'd rather you hear it from me than find out at closing.
Texas has no state income tax. Everybody knows that and it's a real benefit. What fewer people know going in is that Texas funds itself through property taxes instead, and they're high.
The combined property tax rate in Lubbock County typically runs between 2.1 and 2.6 percent of assessed value, depending on your exact location. That combined number stacks city, county, school district, and any special districts together. For comparison, the national median effective rate is right around 1 percent.
The median property tax bill in Lubbock County is about $2,485 a year. But that median hides a huge spread. Bills range from around $710 in some parts of 79403 up past $4,200 in 79424, and the difference is mostly which school district you're in.
That matters for how you shop. Two houses at the same price in different districts can carry meaningfully different annual costs. When people ask me what they can afford, I want to know the tax rate on the specific address, not just the list price.
The homestead exemption is not optional, file it.
If the home is your primary residence, Texas gives you $100,000 off your school district taxable value plus a 10 percent annual cap on how much your assessed value can rise. You apply once through the Lubbock Central Appraisal District and it stays with you.
I have watched people go a full year without filing it because nobody told them. That's real money left on the table.
And protest your appraisal. The deadline in Lubbock County is May 15, or 30 days after your notice of appraised value shows up, whichever is later. Notices generally arrive by mid-April. Plenty of homeowners never protest and it's one of the easier ways to lower your bill.
Worth noting for 2026: the average Lubbock County homestead's taxable value actually dropped about 2 percent this year, from $233,528 to $228,404, and the county is proposing a lower rate. So the average county homeowner is looking at a small decrease rather than an increase.
How much is rent in Lubbock?
Average rent across Lubbock lands somewhere around $1,000 to $1,100 a month, though that figure moves and varies a lot by area.
Neighborhoods near Texas Tech command a premium. Tech Terrace rents run meaningfully higher than the city average because of walkability to campus. Southwest and northwest Lubbock trend higher too. East and central Lubbock run cheaper.
If you're relocating and not ready to buy immediately, renting for six months while you learn the city is not a bad play. Lubbock's neighborhoods vary more than the map suggests and it's hard to pick correctly from out of state.
What do utilities and groceries cost?
Closer to national average than housing is, which is the thing people miscalculate.
If you're moving here from an expensive metro, do not assume everything scales down proportionally. Your housing cost may drop 30 or 40 percent. Your grocery bill will barely move. Utilities land near average, with summer cooling being the seasonal spike since West Texas summers are hot even if they're dry.
Healthcare costs also land near national average. Lubbock is a regional medical hub, which means good access, not necessarily cheap access.
Does no state income tax actually save you money?
Depends entirely on your income and what you buy.
If you're a high earner relocating from California, Colorado, or the Northeast, the income tax savings usually swamp the higher property tax. That trade is clearly in your favor.
If you're a moderate earner buying an expensive house, the math gets closer. You may be trading a modest income tax bill for a substantial property tax bill.
The honest version: Texas is a good tax state for people with high incomes and reasonable housing costs. It's a less obvious win for people with modest incomes and expensive houses. Run your actual numbers rather than assuming the headline is the whole story.
What does it really take to live here comfortably?
Salary.com's 2026 figures put a single person around $2,258 a month and a family of four around $4,971. Against a median household income near $60,895, most Lubbock families are living within their means without a second high income, which is not true in a lot of the country anymore.
The bigger quality of life factor is time. Average commute in Lubbock runs under 20 minutes. That's not a line item on a cost of living index but it changes your life more than most budget categories do.

Running your numbers?
The property tax piece is the one I'd want a real conversation about before you buy. Two houses at the same list price in different school districts can cost you noticeably different amounts every year for as long as you own them, and that difference does not show up in a listing.
