Where exactly is Shallowater?

Shallowater sits about 15 minutes northwest of Lubbock, directly north of Wolfforth on FM 179. If you know where Wolfforth is, you already know how to get here — it is a straight shot up the same road.

That puts it close enough to Lubbock that the commute is not a factor for most people, while still being far enough out that it feels like its own town rather than a suburb. Which, for the families who buy here, is the entire point.

How much do homes in Shallowater cost?

The median asking price in Shallowater is $374,000, which makes it the most expensive of the small towns around Lubbock — well above Wolfforth's $286,490 and Lubbock's $241,490.

Sale prices move around more than that number suggests. About 109 homes sell here in a year, roughly nine a month, and the monthly median has swung between $259,000 and $445,000 over the past twelve months depending on what happened to close. August came in at $319,000.

Shallowater is both the most expensive and the fastest-selling market around Lubbock. That combination only happens when demand is outrunning supply, and with roughly 30 homes listed at any time, it does not take much demand to do it.

Under $250,000 buys an older home in town, generally built between the late 1950s and early 1970s, on a lot around a fifth to a quarter acre. This is the entry point and there is not much of it.

$300,000 to $350,000 gets you a wider mix in town — some updated older homes, some built in the 2000s and 2010s, on similar in-town lots.

$400,000 to $550,000 is where acreage starts. This band covers larger in-town homes and newer builds on tracts outside the city, including new construction on ten-acre lots along the FM 2378 corridor.

Above $600,000 means significant land or a custom home. The top of the Shallowater market reaches well past a million dollars, which is not true of the other small towns out here.

What are the houses in Shallowater actually like?

In town, most of the housing stock dates to the 1959–1973 stretch, on lots between roughly 0.17 and 0.52 acres. There are newer in-town homes mixed in — some built in the 2000s and 2010s — but they are the exception and they go quickly.

Outside the city is where Shallowater differs from Wolfforth. Acreage properties here run from one acre up past fifteen, and the range of what sits on them is enormous: 1940s farmhouses, 1990s ranch homes, and brand-new construction from 2024 and 2026. The FM 2378 corridor north of town has new builds going up on ten-acre tracts in the low $500,000s.

The overall spread of what is for sale right now runs from about $195,000 to $1.8 million. For a town this size, that is unusually wide.

What schools serve Shallowater?

Shallowater ISD serves about 1,735 students across five campuses, and it has an unusual structure worth knowing: Elementary covers PK–2, then a separate Intermediate campus handles grades 3–5, Middle School takes 6–8, and High School 9–12.

It is one of the best small public districts in this part of Texas — small enough that it feels closer to a private school, in a district a fraction of Frenship's 12,000 students. For most families buying here, it is the whole reason.

Read this part carefully. A Shallowater mailing address does not guarantee Shallowater ISD. Of the homes currently for sale with Shallowater addresses, nearly one in five is zoned to a different district — some to Frenship ISD, some to Abernathy ISD, and some to Smyer ISD. Shallowater or Lubbock: which should you buy in?

Shallowater costs more and moves faster. You are paying a premium of roughly $130,000 on the median asking price against Lubbock, and you are competing for one of about thirty houses instead of fifteen hundred.

Here is the honest version: if your kids are going to school in Shallowater ISD, the premium makes sense and I would tell you to buy here. If they are not, it probably does not. The taxes are higher out here, and if you are not using the district you are paying for something you do not get the benefit of.

The other case is land. If you want acreage and you have priced it in south or southwest Lubbock, Shallowater will be a relief. You get considerably more land per dollar out here.

Who should actually buy in Shallowater?

Be clear-eyed about the trade. The taxes are higher in Shallowater, and that is not a hidden cost, it is the cost. You pay for what you get, and what you get is the district.

The second group is land buyers. If you want acreage and you have looked at per-acre prices in south and southwest Lubbock, Shallowater is going to look a lot more reasonable. There is real acreage out here — properties running from one acre up past fifteen — at prices those areas cannot touch.

Who should skip Shallowater?

Anyone who does not have kids in Shallowater ISD. That is the clearest case. The taxes here are higher than in Lubbock, and if you are not using the district, you are paying a premium for a benefit you will never collect. Families whose kids are grown, or who are zoned elsewhere, are usually better off in Lubbock.

Buyers who need options should also think twice. There are about thirty homes for sale in Shallowater at any given time. If you want to walk through fifteen houses before deciding, this market will frustrate you.
