I'm Justin Lowrey. I grew up in Lubbock and I sell homes across West Texas every week. Abernathy is a small town with a split personality — cheap older homes inside the city, and new construction on ten-acre tracts just outside it. Almost nothing in between.
Where exactly is Abernathy?
Abernathy sits about 20 minutes north of Lubbock, straight up I-27. The drive is genuinely easy — interstate the whole way, no stoplights until you get there, and you are into north Lubbock before most people across town have finished their commute.
It is a small farming community in Hale County, and it feels like one. That is the appeal for the people who buy here, and the reason it does not suit everyone.
How much do homes in Abernathy cost?
This is where Abernathy gets misunderstood. Only about 32 homes sell here in a year — two or three a month — so any single month's average is close to meaningless. One expensive sale drags the median up by $200,000.
Looking at the past twelve months instead, the typical Abernathy sale lands in the low-to-mid $200,000s. But the range around that number is enormous, because two different markets are stacked on top of each other.

There is very little middle ground in Abernathy. You are choosing between an older house on a town lot or a new build on ten acres — and the gap between them is about $200,000.

The in-town housing stock is old. Most of what comes up was built between 1940 and 1980, on small lots, and condition varies enormously house to house. Some have been kept up beautifully. Some have not been touched in forty years. There is no substitute for walking them.
Outside the city is a different story. The FM 597 corridor east of town has become an active new-construction area, with builders putting four-bedroom homes on ten-acre tracts. Seven of the nineteen homes currently for sale in Abernathy were built in 2023 or later — in a town where the oldest listing dates to 1940. That is a remarkable share of new inventory for a community this size.
If you want land, this is one of the most affordable places within a half hour of Lubbock to get ten acres with a new house on it.
What schools serve Abernathy?
Abernathy ISD is small — three campuses and about 808 students total. Abernathy Elementary has around 378 students, Abernathy Middle 183, and Abernathy High 217.
For comparison, Frenship ISD over in Wolfforth serves more than 12,000 students across 16 campuses. Abernathy is a fundamentally different experience: small classes, everybody knows everybody, and one school for the whole town at each level. Whether that is the draw or the drawback depends entirely on what you want for your kids.
One thing to watch: not every home with an Abernathy address is zoned to Abernathy ISD. Some properties north and east of town fall into New Deal ISD, and there are homes for sale right now where that is the case. If you want land, Abernathy wins on price and it is not close. Ten acres with a new house on it costs less here than a mid-sized home inside Loop 289, and you are twenty minutes from north Lubbock.
If you want choice, buy in Lubbock. There are 19 homes for sale in Abernathy against roughly 1,500 in Lubbock. You are not going to tour a dozen options here — you are going to wait for the right one and move when it appears.
Who should actually buy in Abernathy?
Anyone who wants acreage without a long drive. That is the clearest case. The new construction on ten-acre tracts east of town is genuinely hard to match anywhere else this close to Lubbock at these prices.
Buyers at the affordable end, too. Homes in town start around $70,000, and there is very little inside Lubbock at that number.
Families who want a small school district where their kid is known by name rather than one of 12,000. For some people that is the entire reason to move here.
Who should skip Abernathy?
If you commute anywhere south of Lubbock daily, twenty minutes north on I-27 becomes forty, and that adds up fast.
If you want options, be honest with yourself about the numbers. Nineteen homes for sale, two or three selling a month. If you need to see twenty houses before you decide, Abernathy will frustrate you.
And if you want a turnkey, newer home in town rather than on acreage, those are genuinely rare here. Most in-town inventory is older, and most new construction is out on the land. Wolfforth or Lubbock will serve you far better.
