Where exactly is Wolfforth?
Wolfforth is its own city, sitting just southwest of Lubbock. From most of Wolfforth you are 10 to 15 minutes from Lubbock, and the Marsha Sharp Freeway changed that drive considerably — it opened up quick access across the whole city, not just the south side.
That is the part people underestimate. Wolfforth used to feel like a commute. Now it is a short drive to Texas Tech, the medical district, or anywhere along the Loop, and you still get out of Lubbock proper at the end of the day.
How much do homes in Wolfforth cost?
The median home in Wolfforth sold for $275,075 in August 2026. Asking prices run a little higher — the median active listing sits at $286,490, and new listings are coming on the market at $289,495.
That is about 15% more than Lubbock, where the median sale was $240,000. You are paying roughly $35,000 more for the Wolfforth address, and most of that premium is Frenship ISD.

Wolfforth costs about 15% more than Lubbock and still sells six days faster. Paying more and waiting less is unusual — it means demand here is running ahead of supply.
Around $250,000, you are choosing between space and newness. That budget buys an older home with 2,000+ square feet that has seen minimal to moderate remodeling, or a new construction home closer to 1,600 square feet. You rarely get both at this number.
Between $300,000 and $400,000 the market opens up considerably. That range gets you a newer or new construction home in the 2,000 to 2,500 square foot range, an older home with more square footage and some remodeling already done, or an older home sitting on half an acre to an acre plus. Three very different houses at the same price — which one is right depends on whether you want land, space, or low maintenance.
At $500,000 and up, you are looking at new construction with a pool or a shop in neighborhoods like Preston Manor, or acre lots in Verrado Estates and Llano Estates. This is where Wolfforth separates itself from Lubbock — that kind of land this close to town is genuinely hard to find inside the city.
What are the houses in Wolfforth actually like?
Wolfforth splits into two very different housing markets, and knowing which one you are shopping matters.
Inside the original city limits you will find older, established homes — similar in age and style to what you see inside Loop 289 in Lubbock. Mature trees, bigger lots, more character, and the maintenance that comes with an older house.
Outside of that, Wolfforth has become one of the busiest new-construction markets in West Texas. Preston Manor, Llano Estates, Verrado Estates, and The Overlook are all newer neighborhoods, and Betenbough Homes recently opened Harvest — a 500-acre, farm-themed community with around 2,500 homesites near FM 1585 and FM 179. Harvest homes run roughly 1,000 to 2,700 square feet, and the neighborhood was designed without alleys, with tree-lined streets and community parks.
If you want established and mature, shop the older part of town. If you want new construction and a builder warranty, you have more options here than almost anywhere else around Lubbock.
What schools serve Wolfforth?
Wolfforth is served by Frenship ISD, and for most families buying here, that is the entire reason.
Frenship serves more than 12,000 students across 16 campuses in Wolfforth and west Lubbock. There are two high schools: Frenship High School, and Frenship Memorial High School, which opened in August 2025 and relieved a lot of the crowding at the original campus.
Middle schools are Frenship Middle, Heritage Middle, Terra Vista Middle, and Alcove Trails Middle, which opened in 2023. Elementary campuses include Bennett, Crestview, Legacy, North Ridge, Oak Ridge, Upland Heights, Westwind, Willow Bend, and Ridgewood, which opened in 2024.
Two new campuses in three years tells you what is happening out here — the district is growing fast because families keep moving in. Which campus you are zoned to depends on your address, so ask me before you write an offer if a specific school matters to you.

Wolfforth or Lubbock: which should you buy in?
Here is how I actually advise people. If Frenship ISD is the priority, buy in Wolfforth and stop agonizing over the $35,000. You are not going to get that district inside Lubbock, and the price gap is the district.
If schools are not the driver and you want maximum choice, Lubbock gives you ten times the inventory and more options in every price band. But if you want to be outside Lubbock proper without adding a real commute, the Marsha Sharp Freeway made Wolfforth the easiest version of that trade in this market.
Who should actually buy in Wolfforth?
Families who want Frenship ISD, first and foremost. That is the clearest case, and it is most of my Wolfforth buyers.
After that, anyone who wants out of Lubbock proper without a long drive. You get a smaller-town feel, newer housing stock, and you are still 10 to 15 minutes from work.
New construction buyers should look here seriously. Between Preston Manor, Llano Estates, Verrado Estates, The Overlook, and Harvest, there is more new inventory in Wolfforth than in most of Lubbock, often at a lower price per foot than comparable new builds closer in.
Who should skip Wolfforth?
If you want to be close to Texas Tech, downtown, or the medical district day to day, Wolfforth adds a drive you do not need. Buying closer in will serve you better.
If you want an established neighborhood with mature trees and real character, the older part of Wolfforth is small and does not come up often. Tech Terrace or the established parts of central Lubbock give you far more to choose from.
